How much does water damage cleanup cost?

There’s no single number that fits every water damage job — a small bathroom leak and a flooded finished basement are different jobs entirely. Here’s what actually drives the price, and what a fair estimate should include.

Short answer: cost depends on how much water was involved, how long it sat before cleanup started, and whether materials need to be removed and replaced rather than just dried in place. This site doesn’t set prices: the crew that attends inspects the damage and gives you a written estimate before starting.

What actually drives the price

  • How much area is affected. A single room costs less to dry than a whole finished basement.
  • How long the water sat. Water caught within hours is cheaper to deal with than water that’s had a day or two to soak into subfloor, drywall and insulation.
  • The water category. The restoration industry classifies water as clean (a supply line break), gray (dishwasher or washing machine overflow) or black (sewage backup or outside flooding) — each category needs different handling, and black water jobs cost more because of the contamination risk.
  • What needs to be removed. Carpet pad, drywall that’s wicked water, and insulation often can’t just be dried — they need to come out and be replaced, which adds material and labor cost beyond drying time.
  • Drying time. Most jobs run 3–5 days of equipment rental (air movers and dehumidifiers), and the final bill usually reflects how long equipment actually had to run.

What a fair estimate should include

  • A clear breakdown of extraction, equipment rental days, and any materials to be removed and replaced.
  • Moisture-reading documentation you can hand to your insurance adjuster, if you’re filing a claim.
  • A written agreement before work starts, not a verbal estimate you’re asked to trust.

Red flags to watch for

  • A crew that won’t put anything in writing before starting work.
  • Pressure to sign an insurance "assignment of benefits" you don’t understand — ask what it means and whether you can deal with your insurer directly instead.
  • A quote that seems unusually low for the amount of visible damage — it may not include everything the job actually needs.

Who pays: you, or insurance?

If the cause was sudden and accidental — a burst pipe, a supply line failure — it’s often covered by a standard homeowners policy, minus your deductible. If the cause was flooding from outside the home, standard policies typically exclude it, and you’d need separate flood insurance. See our full guide on what homeowners insurance covers before you assume either way.
