1. Inspection and assessment
Before anything else, a technician inspects the affected area with a moisture meter to find out how far water has traveled — not just where it’s visibly pooled. This determines the water category (clean, gray or black) and the scope of the job.
2. Water extraction
Standing water is pumped and vacuumed out using commercial equipment. This is the fastest-acting step and usually happens within the first hour or two of the crew arriving.
3. Drying and dehumidification
Commercial air movers and dehumidifiers are set up and typically run continuously for 3–5 days. This is the step household fans can’t really replace — the equipment is sized to pull moisture out of materials, not just circulate air.
4. Monitoring
A technician returns, usually daily, to take moisture readings and confirm materials are drying on schedule. Equipment keeps running until readings confirm everything is actually dry.
5. Cleaning and sanitizing
Anything the water touched — especially in a gray or black water situation — gets cleaned and sanitized to address contamination, not just moisture.
6. Repairs
Drywall, flooring, baseboards or insulation that couldn’t be saved get replaced. Some crews handle repairs directly; others hand off to a contractor once drying is confirmed complete.
How to prepare for the crew’s visit
- Clear a path to the affected area if you can do so safely.
- Have your insurance information ready if you’re filing a claim.
- Ask what the plan is for each stage above, so you know what to expect and when the job is genuinely finished — not just when it looks dry.
